We usually take 50% of any regular overtime, bonus or commission provided this can be evidenced on payslips and P60s.

All borrowers must be at least 21 years of age at application.
We can consider borrowers from the age of 18 but with the support of a guarantor or additional borrower, usually a parent.
We allow a maximum of 4 applicants but only use 2 incomes in our lending decision.
The mortgage term must usually finish by the stated retirement age and no later than age 70, where the affordability for the mortgage is calculated on employed or self-employed income. We can consider lending past age 70 but these are treated individually and ongoing proof of affordability must be shown (see 'lending beyond retirement').
Where the term extends beyond age 70 or the borrower is aged 70 or over at the outset, the loan and affordability are based upon the pension income (state and private) and/or non-earned income such as investment or rental income. The age limit at the end of the mortgage term is 80 years, unless exceptional circumstances apply.
